In this paper, the author deals with the issue of dissolution of the joint ownership association. The paper deals with the concept of co-ownership, establishment, subject and subjects of the co-ownership community. The basic division of the types of dissolution of the co-ownership community is into voluntary and judicial dissolution, and within each of these divisions there are standardized forms and their peculiarities. The normative regulation of the dissolution of co-ownership, theoretical considerations about it and a comparison with comparative legal solutions - German and Austrian - are presented. The question is how the co-owners can protect their rights, and whether there is a deadline for submitting a request for dissolution. The practice of the courts of the Republic of Croatia on the topic of dissolution of the co-ownership community is rich. The paper presents a number of court decisions in which it will be shown how the courts of the Republic of Croatia resolve one of the most common disputes between the parties when it comes to co-ownership. Although legal theory offers legal solutions on how to resolve the issue of dissolution, the practice of courts shows that co-owners exercise their rights in disputes that can last for several years. Finally, regardless of how the dissolution is carried out, whether judicial or voluntary, it is necessary to ensure a balance between the individual interests of the co-owners and the interests of the co-ownership community
